Our “Full Service” package is for those not comfortable with the selling process and looking for
REALTOR® guidance.


Here is what we include in our full service plan:

* Before you list, we do a CMA and discuss a selling strategy, based on your motivations.
* We send out an appraiser to measure the property. ( Value - $100)
* We send out a photographer to take 20 photos. ( Value - $175)
* We will answer any questions and offer opinions during the entire process.
* When offers come in, we provide closing cost estimates, discuss contract in detail, and offer advice and opinions.
* We handle all offer and purchase contract paperwork.
* We handle negotiations with the buyer’s agent.
* We handle negotiations for repairs, during the inspection period.
* We check and review closing statement from title company.
* And if a buyer comes to you directly, we write the contract and offer advice. (Minimum Service Fee still applies but you save the Buyer's agent portion)



Premium Plan (Contract Review)

 
Our "Premium plan" is for those comfortable with handling negotiations, but want a professional to look over the contract and offer advice and opinions.

* We provide a market analysis.
* When an offer comes in, we provide a closing cost estimate, discuss contract in detail, and offer advice and opinions.
* We prepare all responses to offers, counter offers, inspections and other contract related paperwork and send them to you for electronic signature.
* We check and review closing statement from title company.
* And if a buyer comes to you directly, we write the contract and offer advice. (Minimum Service Fee still applies but you save the Buyer's agent portion)






Showcase Plan

Our "showcase plan" is for those comfortable handling all aspects of the sale but only need MLS marketing.

* When an offer comes in, we send the offer to you and go over it with you.
* You prepare all responses and send them to us to look over and send to the buyer's agent.
* We will answer general questions.
* We check the Closing statement from the title company.
* And if a buyer comes to you directly and you want us to represent you and handle the paperwork for both sides we charge double the Minimum Service Fee at closing.






Note: When you list a property on the MLS in Louisana, the agent that list your property has to represent you. This means, we have go over contracts, counter offers and other sales contract related paperwork.  All offers from agents must come through our office. Louisiana State Law does not allow the buyer's agent to negotiate (directly or indirectly) with the seller.  We are with you from beginning to the very end. We are your agent. You can still sell as a FSBO if you like.  With this package purchase, If the buyer is not working with an agent, we charge the minimum service fee to take care of the paperwork on both sides.  We will still represent you and the buyer will be a customer.
