Basic Plan
For those wanting MLS marketing, without the extras of Central Showing Service, or lockbox. You will need experience of, setting the proper price, process of selling, contracts, negotiations, how to handle the option period and handle closing with title company. We are here to help you with any issues, but there would be extras fees for our time. Since there is no lock box, you will need to be able to let agents in to show your property. Your number will be on the MLS for agents to call you. This is not the "norm" in the industry but is how it is done with this listing plan. Agents like to use the showing service. If you do use a lock box we would advise, before you give out your combo code, to make sure they are a licensed agent in Texas. You can do this on the TREC website.


Deluxe Plan
Includes everything on the Deluxe Plan plus market analysis (CMA), Central Showing Service (CSS), signs, lockbox. We will help you with pricing and discuss a selling strategy. You will need experience of contracts, negotiations, how to handle the option period and handle closing with title company. We are here to help you with any issues on the contract or negations but there would be extra fees for our time. We do offer upgrades for contract review and negotiations. 


Premium Plan
Includes everything on the Showcase Plan plus we help you with pricing, discuss a selling strategy based on your needs and review all contracts. We figure closing cost and offer advice and opinions. We find that when clients really understand the contract, it greatly helps with negotiations. 


Full Service Plan      This is our best plan that includes all our services!
Includes everything on the Premium Plan plus we handle all negotiations with buyer agent. This also includes negotiations of repairs during the option period.




How are offers done?
Texas law does not allow the buyer agent to negotiate directly with the seller without the listing agent being present. The agent can deliver a copy to you but cannot do negotiations. If a buyer comes to you directly, this is a different story and they can negotiate directly with you without the listing agent being present via negotiations.
So here is how it works: Agents are working with their buyers and they write up the offer and email to us. We then forward to you - back to the buyer agent - back to us creating an email loop with the listing agent, seller & buyer agent. You do all the negotiations via email by "replying to all" on the email so we are present via email. We are here to answer any questions you have and depending on your service plan determines our involvement (you can upgrade at that time if you like by paying the difference in plans plus an upgrade service charge.
Negotiations with our full service are done differently. The agents email us the offer and we forward to you. We then discuss the offer, you give us the counter offer and we handle all negotiations back and forth directly with the buyer agent.

* We have your contact info on the MLS for agents to call you with any questions about your property. This is in private agent remarks.
www.setshowing.com is a link we have on our site for buyers without agent to contact you directly. Agents use showing instructions on the MLS. Whether it be CSS or contact you directly.
* Our office is located in Colleyville TX. We service the entire state from this office.
* We do not come out to your home. Not only is not logistically possible but completely unnecessary. We have a long term, proven success, track record with our program.
