Steps To Getting Paid To Buy Your Next Home

Understanding the process of Home Buyer Rebates

Before you begin your home search, it's critical buyers understand the buying process.  This entire process is geared toward buying from a home listed for sale in the MLS (Multiple Listing Service), not for sale by owner listings.

 

  • Make sure you're pre approved!   Few if any will want to help you unless you're formally approved. This means you've gone to a mortgage lender, submitted your income and assets and have been approved to buy your next home. If you're serious this needs to be taken care of from the beginning.
  • As you begin to contact listing agents it is critical you let them know that we (Hi-Tech Realty) are your buyers agent AND that we are helping/representing you find your home. If the listing agent is not informed that we are your agent FROM THE VERY BEGINNING that listing agent will think you are their buyer, not our buyer and there will be no home buyer rebate.  We can't stress this enough.
  • Procuring Cause: Learn  it and understand it. Procuring cause means, "How did the buyer find the home? Who caused the buyer to buy or  How was the listing agent contacted? If it can be proven that the LISTING AGENT found the buyer, then that listing agent deserves the commission.
  • THIS IS WHY IT IS CRITICAL THAT YOU LET ALL LISTING AGENTS KNOW FROM THE VERY FIRST TIME YOU CONTACT THEM THAT WE ARE YOUR BUYERS AGENT, NOT THEM. (See below for a downloadable form that will establish your relationship with Hi-Tech Realty)

Important!  Download and print  our "Smart Buyer, We're Represented" form. Make copies and take them with you as you see homes. If you email agents, send it to them so they know you are professionally represented. This is the first step to verify you get your home buyer rebate.
