What is Flat Fee Listing:

Flat Fee MLS refers to of a seller entering into a listing with a real estate broker/agent who accepts a flat fee rather than a percentage of the sale price for the listing side of the transaction. A flat fee broker typically unbundles the services a traditional real estate brokerage offers and lists the property for sale in the local multiple listing service (MLS) à la carte without requiring the seller to use all services. There are full service flat fee brokers. Fees for full service flat fee brokers range from $1000 to $1500. 


Why you need the MLS for a flat fee:

MLS stands for "Multiple Listing Service", and is what is generally referred to as "the real estate market". Being listed in MLS means all the area Realtors can find your home in their MLS database, and all the buyers can find your home when searching on Realtor.com and thousands of other web sites that display MLS listings. That's why MLS is responsible for over 90% of all home sales, and why MLS listed properties (for sale by owner or not) sell faster and for more money than non-listed "for sale by owner" properties.

At first, there was an uprising by full service Real Estate companies because this service would surely cut their ability to monopolize the MLS and the ability to get Exclusive Right of Sale Listings where no matter what they would get a commission. The FTC eventually stepped in and ruled that the Flat-fee model be able to remain in place because it gave the home sellers another option which would save them money and introduce more competition to the marketplace. In addition, the seller benefits from being syndicated to other site feeds like Zillow, Trulia, Realtor.com and around 100 other web sites which is automatic once it is on the MLS.

 

For sale by owner flat fee listing:
