Flat Fee MLS Texas

What is Texas Flat Fee MLS?

The latest approach to selling real estate in Texas is called Flat Fee REALTORS®. We've taken the time to offer straightforward assessments of various flat fee companies. Some of these companies operate on a state level, while others are located in different states. Several are considered third-party referral sites, meaning they take your request and forward it to the company in your state with the lowest price. We recommend selecting a company that has an A+ rating from the BBB and is based in your state. You can click on the BBB logo to view unbiased customer feedback. Our research shows that flat fee listings are the most effective way to sell real estate, but it's crucial to choose the right company. Make sure to call and interview the company before committing or paying. Texas Flat Fee Brokers are affiliated with the NAR National Association of REALTORS®.

Is there an advantage selling for a flat fee?

The main advantage of utilizing a flat rate MLS service is that it helps sellers significantly lower their real estate commission fees, which can be as high as 6% of the sale price. However, many responsibilities typically managed by a full-service real estate agent, such as negotiating with buyers and handling paperwork, are left to the seller. It is advisable to select a full-service flat fee broker to manage the entire process on your behalf.

Flat Fee MLS REALTOR

Texas sale by owner Flat Fee MLS

You are not managing the listing of your property on your own. We act as your listing agent, but instead of charging a high commission, we work for a fixed fee. Our services are comparable to those of any other agent. There is only one REALTOR® MLS in Texas, and we will be using this platform to list your property. Depending on the package you choose, we can assist you with pricing, contract reviews, and negotiations. We are full-service agents and have experience with the traditional 6% commission model, but we prefer this approach because it offers excellent service. If a buyer contacts you directly while your property is listed as FOR SALE BY OWNER in Texas, you can sell to them without incurring a buyer agent commission, and we will still support you throughout the process.

Will REALTORS® show Flat Fee listings?

Yes, agents will present your listing. You aren't classified as a "flat fee or for sale by owner (FSBO)" on the MLS; all listings appear uniform. With many years of experience and having sold thousands of properties, the only commission that concerns agents is their own. The commission they are offered is displayed on the Texas MLS, while the listing agent's commission isn't listed there. You determine the amount you wish to offer the buyer's agent. You are not considered a FSBO on the MLS; your listing looks just like every other listing.
