What is a Virginia Flat Fee REALTOR®?

Flat Fee REALTORS® are the most recent form of selling real estate in Virginia. We have taken the time to offer honest assessments of a number of flat fee companies. Some of these companies are based in a certain state, while others are located in different states. Many companies operate what are known as third-party referral sites. This means that they accept your order and send it to a company in your state that has offered the lowest price. Our recommendation is that you choose a LOCAL company in your state that has great reviews and has a BBB A+ rating that is headquartered in Virginia.  If you see "Sponsored" or "AD" next to the company, it means they are paying to in the top search results.  Scroll down to find companies that are not paying and pick a company that is in your state and is Local.

A "flat fee listing," is when a seller signs into a "à la carte service arrangement" with a real estate broker who accepts a flat fee rather than a percentage of the home sale price for listing your home in the (MLS), the Multiple Listing Service. The seller will decide what level of service they want and the property is listed for sale in the neighborhood Virginia without needing teh seller to employ all services. The services that a traditional real estate brokerage provides is a typically a one size fits all.


The advantage of flat fee listing?

The biggest advantage of selecting a flat rate MLS service is it greatly reduces the amount you will pay in real estate commission costs, which can go as high as 6% of the transaction price. When selecting a flat fee mls listing company, look for one that offers a variety of services and is LOCAL and knows the market.  A traditional full-service real estate agent handles reviewing contracts and handle the countering and negotiating and working with the seller to get all that needs to get done to get to closing day.  Since most home sellers are not Realtors or attorneys, most sellers want a flat fee service that offers this service. Select a full service flat fee REALTOR® that will handle the entire transaction for you from start to finish.


I have never sold with Flat Fee REALTOR®

There isn't any difference when you list your home for sale with a Flat Fee Realtor or a Traditional Realtor.
Sellers wonder if the listing will look different.  Absolutely not.  Your listing will look exactly the same as any other listing in the Realtor MLS.
When you order one of our home selling packages, you are hiring us as your listing agent.  Our company puts your listing in the same Virginia MLS as any other agent, but you only pay a low flat fee instead of paying a listing agent a 3% commission at closing.
We offer an a-la-carte menu of services. You pay for the level service that suits your needs.  The amount you pay us to list is never disclosed on the MLS. Only the buyer agent commission is disclosed on the MLS.



What is a Virginia sale by owner Flat Fee MLS?

A For Sale By Owner Flat Fee MLS doesn't mean you are listing your property yourself in the MLS.  Only a Realtor can list your home in the Realtor's MLS.
You need a Flat Fee MLS Realtor, to list your home in the Realtor MLS.  We would be your listing agent, but instead of working for a high commission, we are working for a flat fee. We provide all the same services as any agent. You want your home listed in your local REALTOR® MLS in  Virginia, and this is where we will be listing your property for sale.
Depending on the listing package, we can help you with pricing, contract review and contract negotiations. We offer full service support for one low flat fee. We have done traditional 6% real estate in the past, but found our niche was helping home sellers save money.  A few hours of your time can save you 3% on up to 6% of a listing commission.  We have been offering this service since 1994, so we must be doing something right and we must love it.  It is a fantastic service and our reviews prove that.
If a buyer comes to you directly as a FOR SALE BY OWNER in Virginia you can sell to them and not pay a buyer agent commission, and we will still help you with the home selling process.


Will agents show Flat Fee listings?

Absolutely, agents will show flat fee mls listings. Remember, you are not a "flat fee or fsbo" listing when you are in the Realtor MLS. Your MLS listing will look just like all the other listings in the MLS. Our company has been helping FSBO and Flat Fee MLS Home Sellers since 1994.  We have sold thousands and thousands of Virginia homes. The commission is the agents livelihood and that is what is important.  Check out what your competition is offering and offer the same.  If you are in a hurry to sell, offer a tad more than your competition. How much they are offered is posted on the  Virginia MLS. The MLS does not post how much commission or flat fee the listing agent gets on the Virginia MLS. 


Can I sell with a Flat Fee and not pay a commission?

If a buyer comes to you directly, without a buyer's agent, there will be NO buyer agent commission and NO commission due to us. Holding Open Houses is one of the best ways for you to find a buyer without an agent.  However many buyers do work with agents.
