Big Changes for Buyers—Even Bigger Savings with Us
Thanks to a recent class action settlement involving the National Association of Realtors, the rules around buyer agent commissions have changed. Now, buyers are asked to confirm the commission their agent will receive—typically 2.5% to 3% of the home’s purchase price.
But here’s the good news:
Most sellers are still willing to cover this commission.
And at Lowes Flat Fee Realty, we’ve created two smart options to help you save even more.
✅ Option 1: Get a Rebate Worth Thousands
In states where rebates are allowed, we include the full buyer agent commission in your offer—just as the seller already planned. Then, at closing (or shortly after), we give you back half of that commission as a rebate.
💰 Example:
- Buy a $350,000 home with a 3% commission → You get $5,250 back
- Buy a $950,000 home → Your rebate is $14,250
Use your rebate however you like—new furniture, paying off bills, or even a vacation. It’s your reward for being a smart buyer.
💼 Option 2: Lower Commission, More Negotiating Power
In states where rebates aren’t allowed—or if you prefer—we offer full buyer representation for just 1% of the purchase price, instead of the usual 2.5–3%.
We include this lower commission in your offer, which helps the seller save money. That gives you stronger leverage to negotiate:
- A lower purchase price
- Seller-paid closing costs
- Interest rate buy-downs
- Or other terms that matter to you
💡 Either way, you’re saving thousands.
A Few Things to Know
- Buyer agent commissions are not fixed by law—they’re fully negotiable
- Your rebate is based on the actual commission we receive
- A minimum of 1% must be paid to Lowes Flat Fee Realty for representation
