- A Buyer's Agency Commission is required to be listed in the MLS.
- Average Total Commission offered for residential sales is 2.6% and for land is 3.1%.

- About 1/4 of properties Sold are "Seller to Buyer Direct" with $0 paid at closing.
NO COMMISSION and NO TRANSACTION FEE is due if a Buyer is NOT represented by a Buyer's Agent.
If a Buyer's Agency procures and represents a Buyer who is ready, willing, and able to purchase at said price or other terms to which Seller may agree, the Seller agrees to pay a “Total Commission” of the Net Sales Price, which is based on Contract Sales Price minus any closing credits/concessions paid for by the seller, no later than the date of closing specified in the sales contract.
Distribution of “Total Commission” will be as follows:
(a) A “Transaction Coordination Fee” of 0.1% (1/10 of 1 percent) of the Net Sales Price will be deducted from Total Commission at closing and will be collected by the Listing Agency to cover costs associated with coordinating the transaction and employing and enforcing policies and procedures required to stay in compliance with State Laws and MLS Rules. .
This is not an additional fee to Seller and is disbursed by Settlement Agent directly to the Listing Agency at closing.
(b) The “Net Commission” (Total Commission minus Transaction Coordination Fee) appears in the MLS as the compensation offered to the Buyer’s Agency for procuring and representing a Buyer and will be collected by the Buyer’s Agency at closing. For example, if the “Total Commission” offered is 2.5%, the “Net Commission” of 2.4% will appear in MLS. The “Total Commission” shall be due if property is sold, conveyed, exchanged, optioned, or otherwise transferred within three (3) months after the expiration or termination of this agreement, to a Buyer that was procured by a Buyer’s Agency while this Agreement was active.
You pay 0% Commission if you sell your property to a Buyer that has no Agent.
If there is no Buyer's Agent, then you pay NO commission.
There is never a fee to edit photos.

Buyers/Agents contact the Seller directly to set up showings. The Seller’s contact information appears in the “Showing Instructions” in the MLS for the Buyer’s Agents to see, so they do not have to look any further than that. It is also on www.EntryOnly.com for Buyers to see. If a Buyer or Agent calls our office, there is a 24/7 live receptionist that gives them your contact information, and any email inquiries received are forwarded to the Seller. However, per MLS Rules, it is a violation to have a Seller’s contact information to appear in the MLS description. Regardless, all callers are instructed to contact the Seller directly.
