Our Buyer Rebate Program gives you the opportunity to receive up to 2% of the sales price to be used towards your closing costs or to be deducted from the purchase price (credit at closing). We make sure the credit works with your lender if you are applying for a loan. There are many ways to do this and we are experts in the field.
Example: Cost of the home is $500,000.
Commission paid to the cooperating/buyer broker: 2.5% of sales price = $12,500 you receive from $5000 up to $7,500 to use as a rebate from closing. We will discuss your needs with you and then tailor a buyer rebate plan that works for you. Minimum we receive is 1% of the sales price. (We do have a minimum of receiving $5000 if the price is lower than $500,000).
You receive credit for your efforts - similar to sweat equity. Imagine you are building a house and the builder allows you to put in the bathrooms yourself, or do some of the painting. In lieu of this you receive credits which can be used to reduce the price.
Well, this is similar: You receive credit for doing part of the work. In today's world with the internet it is so easy for you to be involved.
“O.K.” you ask, "what's next and how do I sign up?”
1. You sign an agreement to commit to purchase through us or one of our members/affiliates (certain restrictions may apply).
You pay a $500 up-front non-refundable fee which is deducted from the commission due to us upon closing/settlement.
2. We set you up on an automatic prospecting system, with access to IDX websites which show you all listings for sale from all the companies which are multiple listed.
3. You go to open houses and search for the properties available. If a property is not open you can ask the listing agent for a showing and you also ask to piggyback on another appointment. There are several ways to structure the operation; one of our agents will discuss this with you. If a deal is very good, we can always write an offer subject to viewing.
4. Once you find the property of your choice you contact your assigned agent/broker. They write the offer, handle all of the negotiations and the procedure from contract to closing or settlement. This includes assisting you with financing options, inspections, and full agency representation.
“What if I want the agent or broker to handle more in reference to finding us properties?”
No problem, you can join our 1% program in which you receive up to 1% of the sales price to use towards your credit. Most buyers opt for up to 2% of the sales price once they see how easy the process is. Of course we offer full service as well if you want an agent to accompany you on all showings.
If you purchase a property that is listed through us or the brokerage you are assigned to, the agency may differ, but not your credit. All of this will be explained to you in full before you sign the buyer/broker contract to enroll in the program.
Due to NAR changes, effective August 17, 2024 commissions are negotiable. Not all sellers will be paying a commission. We or an affiliate will be due 1% of the sales price (minimum $5000) There are also ala carte services available. All will be explained in detail when you speak to us.
