Listing on the MLS for a flat fee is the exact same thing as listing with a 6% REALTOR®. You are just paying less money to get the exact same service. We are REALTORS® and a BROKER. Your listing looks exactly the same as all other listings. You can sell your property to someone not represented by an agent and NOT pay a buyer agent commission, however if an agent brings a buyer, that agent will need to be paid a commission. This is perfect for For Sale By Owners and all other property owners.
We normally have you listed within 1-2 business days after we receive the paperwork & photos.
Mink Realty will receive the offer on your home from the buyer's agent.  The Listing Agent will email the offer to the seller as soon as we receive it along with the seller agency form for you to sign.
For sellers in the Louisville Metro and Southern Indiana area we have 2 signs to choose from.  One has a space for the seller to put their phone number and the other sign will have our Mink Realty Office phone number.  It's your choice which one you want.  All other areas will receive the sign with the space for the sellers number that will be mailed to you (frame not included).

Donna Mink, the broker of Mink Realty started real estate in 2003.   She started her flat fee real estate company in 2011.  She has become one of the top flat fee brokerages in the area and now has expanded with the Flat Fee Group handling the entrie state of Kentucky in October of 2018.  Her goal is to become to TOP Flat Fee Broker in Kentucky.
When clients listen to our suggestions, it is 100%. The key to selling a home is the list price. If you list your home too high, it will most likely not sell.

Mink Realty has sold a lot of home with our Flat Fee concept.  Take a look at our past sales on Zillow on this website.
Upon receipt of any offer to purchase your property, we will forward the offer to you in a timely manor via email. We know that the bulk of real estate contracts are negotiated and go into a "Pending Sale" status outside of typical business hours. We will not delay or limit your opportunity to sell your home.  We accept offers to purchase your home 24/7.
It is posted on the MLS for agents to see.
Yes, you may cancel your listing at anytime with no cancelation fee, unless your home is under contract.  The MLS rules will not allow us to cancel a listing while under contract.
No, only a licensed REALTOR® who is member NAR (National Association of Realtors) and the local MLS board can list on the MLS. There is no other way.
The buyer's agent will submit the offer to Mink Realty.  We will forward the offer to you via EMAIL.  With our Gold and Platinum Packages we will review the offer and work with you directy to advise and assist you with counter offers, addendums and other forms related to the purchase contract.  With our Limited Service MLS only package, we will receive the offer and forward to the seller via email.  The seller will decide how they want to respond without our assistance and advice however we will guide you on the steps that need to be taken.  You can always upgrade to our Full Service plan at any time.
Many sellers use the Flat Fee option because of the of the money they can save in commissions.  Some sellers have never heard of listing for a flat fee and some feel there is some catch or it is too good to be true. The more research you do, you will see this is the best way to sell a property.  Flat fee listing are the future of real estate.  Mink Realty sells a lot of homes and save sellers a lot of money in commissions.
Your MLS# is generated at the time we list your property on the MLS. Once listed we will email you a link to your listing and your MLS number.
No, as your listing looks just like all other listings on the MLS. You are listed the exact same way as all other listings. How much money you pay us to list your property is not posted on the MLS and agents are not concerned with how much you paid us, they are only concerned with how much money they will make.  You must be willing to pay the buyers agent at least 2 1/2% but most agents are expecting 3% commission.
Too many sellers want to make it convenient for themselves in the home selling process rather than making it convenient for the buyer and the agent.
The more roadblocks you put up and the more hurdles the agent has to go through to show your home for sale - the longer it will take to sell your home.
We strongly recommend the use of a lockbox or you will lose 50% of agents.

If an agent and buyer are in the neighborhood and they want to see your home is for sale - if you do not have a lockbox - the agent will more than likely move onto the next home for sale.
If an agent is pulling listings to show a buyer and it says NO Lockbox - they won't bother - it is too much of a hassle to track down the seller and try to coordinate showing it.
Also Realtors and Buyers prefer to show a home when the owners are not present.
The more convenient you make it for the buyer to see your home - the faster you will sell it.

Our goal is for you to sell.

You have to make the home available when the buyers are available and when they are with the agents to sell in a timely fashion.
99% of our clients have their homes open from 10 am - 8 pm every day. They hold open houses on weekends.
They have a lockbox on their door so agents can get in when they are not home.
You have to make it convenient for the buyer and if you do not provide easy accessibility to realtors then you won’t get the traffic that your competition will get.
We don't want to see you end up pulling your listing and then lowering your price and listing with someone else for 6% rather than starting off on the right foot and having the best possible chance of selling.
If a Realtor can show 15 other homes similar to yours - they will before they will show your home (if there is no lockbox) - because this is their livelihood.
Selling a home is about making it convenient for the buyer even if it is inconvenient for you.  The inconvenience is temporary and you will sell your home much quicker.
You cannot open the SUPRA Realtor Lockbox - only agents can open the box with their E-key.
Do NOT put your only key in the box.
If your key is in the box when you return the box to us - we throw the key away.
We do not mail it back (for obvious security reasons)

Typically the agent will remove the key when they do walk-through or you can ask them to do it sooner.

For the COMBO lock box you will be given a CODE to open the lock box.
