The Silver MLS listing is a "Limited Service" MLS listing Package and is designed for advertising on the MLS only. It is designed for a builder, investor or sellers with preveious knowledge of various types of Real Estate Transactions. In addition to the upfront fee there is an additional transaction fee of $500 due to Mink Realty on the settlement statement at closing. This package does not include Realtor assistance with offers, counter offers, contingency offers, multiple offer situations, home inspections and respair requests. The seller is required to handle all these situations on their own with this package. This package does not includes a Mink Realty Sign, ShowingTime or the Feedback Service, therefore the seller will have to handle setting up the showing. Agents will be directed to call the seller for all questions and showing.

When we receive an offer on your property both you and I will receive it at the same time through the Minkoffers.com system via email. If your property is located in Kentucky, you are required to sign a seller agency form for EACH offer your receive and return it to me prior to starting negoitations with the buyers agent. You will work directly with the buyer's agent on all aspects of negotiations, inspections and closing of your property.. Once you have an executed sales contract you are required to send a copy to me along with the signed sellers disclosure form so I can mark your home PENDING in the MLS within 24 hours of having an accepted contract..

The PLATINUM Limited Service MLS listing package includes the MLS listing on the local REALTOR® MLS. In addition to the upfront fee there is an additional transaction fee of $2,500 due to Mink Realty on the settlement statement at closing. The MLS uploads to all the other national real estate websites. This package also includes our Mink Realty yard sign. The sign will have the sellers phone number and it comes with a stake. Please allow 5 days for deliver. A frame that holds a 18x24 sign can be purchased at Home Depot for around $20.00. You will also need to purchase a combination lock box from Amazon or Home Depot. The cost is around $35.00. The code to the lock box will be given to the agent once you confirm the showing through the Showing-Time App.

I will go over the offer with you and answer any questions you have. Negotiations will go back and forth via email with the buyer’s agent until both the buyer and the seller have reached an agreement on all the terms on the contract. Once all negotiations have been completed and both parties have agreed to the terms in the contract, the buyer's agent will re-write a new contract with all the agreed upon terms and send it you to sign. You will have to print out the contract, both initial the bottom of each page of the contract and sign the acceptance on the last page. In Kentucky both husband and wife must sign the contract. In Indiana whoever is on the title must sign the contract.
I will then mark your property pending in the MLS. I am required by the local MLS to mark the home PENDING within 24 hours of an accepted contract.
After the home inspection the buyer's agent will email me a repair request. I will forward that to you as soon as I receive it. You will need to decide what you agree have repaired. I would suggest you do a price adjustment in lieu of making repairs. Your response is due back to the buyers within the timeframe according to what was stated in the contract. This is very important.
When I receive info from the title company, I will forward that info to you. You will need to contact the title company and provide them with the information they need for the closing. They will need your social security numbers and mortgage information for payoff.
With this package the seller will owe the buyer’s agent a commission of 2.5% -3% (whichever the seller chose when listing). You are responsible for holding your own open house. If your find a buyer that does not have an agent, NO COMMISSION IS DUE to a buyer's agent. However Mink Realty will write up the offer for you for a flat fee of $500.

Sellers please understand that you CAN NOT copy photos from a previous listing on the MLS. This is a copywrite violation and you will be fined for this. The MLS has a strick rule that you can't use photos from a previous listing. Please upload your photos in the order that you want them to appear in the MLS listing. Once photos are added to the MLS they are automatically uploaded to all the other real estate websites. The acutal number of photos allowed is determined by each MLS system. Some only allows 35 while others allow up to 90. See below for the acutal number of photos allowed by each MLS.

The ShowingTime App provides you with a log off all your showing. Sellers love this feature and Agents love this feature too. It's a very professional service.
A survey is emailed to each agent that shows your home. They will fill out the feedback survey and it will be automatically emailed to you when complete.

I work with you on all “Offers to Purchase” on your home. I advise you on the strength of the offer as it relates to the sale price, buyer financing and other terms of the offer and assist in the response to the buyer's agent with the counter offer or acceptance to help get your home under contract.
In addition to contract review I will assist with negoiations and communitcations with the buyers agent to get your home under contract.
We will review the Closing Statement that was prepared by the title company.
Once you have an accepted offer on your home there is usually a home inspections within the next 10 days. Once the home inspection is completed the home inspection will send an inspection report to the buyers agent. The buyers agent will write a "repair request". The seller must respond to that request within the time frame that is stated in the original sales contract. Ususally 1-3 days after receiving the repair request. IMPORTANT - Time is of the essence in responding. If the seller does NOT respond in the said time frame, the law states the seller MUST complete ALL REPAIRS that was sumitted on the repair request
We will get your home listed on the MLS the same day that you complete the online listing process and have all completed paperwork turned in for a fee of $100. Otherwise you can expect a 48 hour turnaround time.
