For sellers who want the ultimate marketing and experienced broker to look over contract, offer advice/opinions and calculate closing cost.   You still maintain control of the negotiations, etc. 

We retain 0.1% at closing.  You can offer whatever you want to the buyer's agent OR offer nothing at all.  It is completely up to you.

Listing term depends listing plan.
You may cancel listing at anytime, for any reason, unless your home is under contract. 
The MLS does not allow us to cancel, if a property is under contract.

We provide all necessary contracts, forms, disclosures, and addendums needed to sell or lease your property.

Any email or phone leads we get, we give them your contact information.
The potential buyer/Tennant will contact you directly, so you may deal directly with them and NOT pay any commissions.  *Note that some sites do not send us buyer leads.  They keep them and sell them to other agents. 

We are here to make this an easy processs.  Call or email us with questions about listing. 

We will email you a PDF MLS printout you can use in flyer boxes, etc. 

If your plan does not include this option, you can add it as an "a la carte" item later.

This is the Realtor's electronic lockbox. The box can track what Realtors have accessed the lockbox.
The fee is $100. At time of purchase $300 will be charged and $200 will be refunded to you once you return the box to us.
NOTE - The electronic lockboxes are only available in certain areas (Bright MLS and West Penn MLS coverage area).

Have a Premium Sign cusomized with your phone number. 

All listings come with a free basic For Sale sign. This is an 18x24 disposable corrugated plastic sign panel. You can get a frame from Home Depot or Lowe's for about $15.
We offer an upgraded sign and frame for $100 with your number customized on the bottom

If your plan does not include this option, you can purchase a Contract Review for $350 at a later point in time if needed.
