A flat fee MLS listing puts your Utah home on the same Multiple Listing Service that traditional agents use, without paying a traditional listing commission. You pay a set fee to a licensed broker, the broker enters your listing, and you choose how much of the selling work you want help with. With Flat Fee Group, your Utah broker is Principal Broker Lynn Fillmore of Town & Country Apollo Properties (license Utah 5478881-PB00), and plans cost $150 per 30 days, $599, $999 or $1,999, plus a 0.25% MLS compliance fee at closing. This page explains what each plan includes and how the total compares with a percentage commission.

What "flat fee MLS" means

Only licensed brokers who participate in an MLS can enter listings. A flat fee MLS broker enters your listing for a set price instead of a percentage of the sale price. Once your home is on the MLS, buyer's agents can find it in their search tools, and the listing feeds to sites such as Realtor.com and Zillow.

Town & Country Apollo Properties holds memberships in four Utah MLS systems: Wasatch Front Regional MLS (WFRMLS), Park City MLS (Wasatch Back), Iron County MLS and Washington County MLS. All four feed to Realtor.com. Flat Fee Group is a national co-op of direct flat-fee MLS brokers, with one licensed broker per state, so your listing is not handed off to another company.

Flat fee vs. a 6% or 3% commission

Here is what each option costs on three sale prices. The commission figures are simple percentages for comparison, not a quote from any Utah brokerage. Flat Fee Group totals include the 0.25% MLS compliance fee, figured on the sale price for simplicity (the fee is based on the net sale price). Bronze-Ltd is shown for 3 months and for the full 12 months, since it is billed every 30 days.

Listing option $300,000 home $450,000 home $600,000 home
Traditional 6% commission $18,000 $27,000 $36,000
3% listing commission $9,000 $13,500 $18,000
Bronze-Ltd, 3 months ($450 + 0.25%) $450 + $750 = $1,200 $450 + $1,125 = $1,575 $450 + $1,500 = $1,950
Bronze-Ltd, 12 months ($1,800 + 0.25%) $1,800 + $750 = $2,550 $1,800 + $1,125 = $2,925 $1,800 + $1,500 = $3,300
Silver-Ltd. ($599 + 0.25%) $599 + $750 = $1,349 $599 + $1,125 = $1,724 $599 + $1,500 = $2,099
Gold ($999 + 0.25%) $999 + $750 = $1,749 $999 + $1,125 = $2,124 $999 + $1,500 = $2,499
Platinum ($1,999 + 0.25%) $1,999 + $750 = $2,749 $1,999 + $1,125 = $3,124 $1,999 + $1,500 = $3,499

A 6% commission has traditionally covered both the listing agent and the buyer's agent, so the fairest comparison for the listing side alone is the 3% row. On a $450,000 home, Gold costs $11,376 less than a 3% listing commission, and Platinum costs $10,376 less.

The buyer's agent commission is negotiable

The table above covers the listing side only. After the NAR settlement, buyer's agent compensation is negotiable and is no longer advertised on the MLS. You are not required to offer it. In Utah, a buyer can request it in the Real Estate Purchase Contract (REPC), and you can accept, decline or negotiate it like any other term. Whatever you agree to is a separate cost from your flat fee. You will also have normal seller closing costs handled by the title company.

One more closing cost to know: if a buyer has no agent of their own and buys through the listing brokerage (an in-house sale), a 1% brokerage fee applies at closing.

Choosing a plan

  • Bronze-Ltd ($150 per 30 days) fits sellers who expect a quick sale and are comfortable scheduling their own showings. After 4 months ($600), it costs more than Silver-Ltd.
  • Silver-Ltd. ($599 prepaid) covers up to 12 months of limited service for one payment and adds the MLS showing service, so buyer's agents can book showings through the system. Aligned Showing is available on WFRMLS.
  • Gold ($999) gives you full broker help with showings, offers, negotiations and closing.
  • Platinum ($1,999) is full service plus a framed sign, Realtor key box and professional photo appointment on request.

How the process works

  • Choose a plan and order online.
  • Follow the simple online listing steps and send your photos and details.
  • Receive your sign and lock box within 5 days of ordering, on plans that include them.
  • Your listing goes on the MLS and feeds to sites including Realtor.com and Zillow.
  • Showings are scheduled through you or the showing service, depending on your plan.
