Flat Fee MLS Listing in Salt Lake City

Salt Lake County agents search one system: the Wasatch Front Regional MLS (WFRMLS), which runs UtahRealEstate.com. Flat Fee Group lists Salt Lake City homes on WFRMLS through Lynn Fillmore, Principal Broker of Town & Country Apollo Properties (Utah license 5478881-PB00). Lynn is an actual WFRMLS member, not a referral company. Lynn has been licensed in Utah since 1992 and a principal broker since 1999. You pay a flat fee instead of a percentage listing commission.

  • Showings: Aligned Showings, the showing scheduler used on WFRMLS, is available for your listing.

Why Sold Prices Are Hard to Find in Utah

Utah is a non-disclosure state. The Deseret News explains that when a Utah home sells, the final price is generally known only to the buyer, the seller, their agents and the lender. It isn't public record. Zillow listings in Utah show asking prices, not sale histories, so online estimates for Salt Lake neighborhoods can be off.

That makes pricing harder for a for-sale-by-owner seller. Every Utah plan includes a broker-reviewed comparative market analysis (CMA) on request. It uses MLS data on active, under-contract and sold homes, which is the same data an appraiser uses.

Even on the limited plans, Utah requires the principal broker to accept and present offers, advise you on them, and help you prepare counter-offers.

Utah Contract and Closing Basics

  • The REPC: Most Utah home sales use the state-approved Real Estate Purchase Contract. It sets dates for the Seller Disclosure Deadline, the Due Diligence Deadline, the Financing & Appraisal Deadline and the Settlement Deadline.
  • Seller Disclosures: By the Seller Disclosure Deadline, you give the buyer a property condition disclosure, a lead-based paint disclosure (for homes built before 1978) and documents such as HOA materials and leases.
  • Radon: The seller's property condition disclosure asks about hazardous conditions such as radon, and you answer Yes, No or Do Not Know. Utah's Department of Environmental Quality says surveys show about 30% of Utah homes tested are above the EPA action level. If you've tested, share the results.
  • No transfer tax: Utah has no real estate transfer tax. Recording fees still apply.
  • Title: You choose the title company. Utah title companies are regulated by the Utah Insurance Department.
