Flat Fee MLS Listing in Birmingham, Alabama

In Birmingham, Hoover, Vestavia Hills, Homewood, Pelham, Alabaster and Trussville, buyer's agents search the Greater Alabama MLS (GALMLS). Flat Fee Group lists Birmingham-area homes on GALMLS through Tracy Hood of Amerisell Realty, an Alabama broker/REALTOR® (license 84479-1) and a direct member of the board. Your listing looks like every other GALMLS listing to the agents searching it, and you pay a flat fee instead of a percentage listing commission.

Your listing isn't handed off to a call center or sold to another brokerage. The broker who enters your home is the one you call: 256-627-6609.

The Greater Alabama MLS and the Birmingham Market

The 2020 Census counted 200,733 people in the City of Birmingham, as reported by the City of Huntsville's census summary. Birmingham's housing market runs well beyond city limits, and so does its MLS. According to the Birmingham Association of REALTORS®, the Greater Alabama MLS was founded in 1958 as a subsidiary of the association. It's the largest MLS in Alabama and serves twelve counties. That reach is the main reason to be on it: a seller in Homewood and a buyer moving from Trussville to Hoover are looking at the same database.

  • MLS: Greater Alabama MLS (GALMLS), a subsidiary of the Birmingham Association of REALTORS®.
  • Public home search: LiveInAlabama.com, the MLS's own consumer site. It also has a market-trend page for local pricing.
  • Amerisell Realty on GALMLS: Amerisell Realty has an office page on LiveInAlabama.com, so you can confirm the brokerage is a GALMLS participant before you order.
  • Cities Tracy lists on GALMLS: Birmingham, Hoover, Vestavia Hills, Homewood, Pelham, Alabaster and Trussville, plus other Birmingham-area cities on our Alabama coverage list.

Huntsville homes go on ValleyMLS instead. Tracy is a member of both boards and enters each home on the one that matches its address.

SHOWCASE $399 No extra fees to us Up to 20 Email
Full Service $349 0.5% of the sale price Up to 50 or the MLS maximum Phone and email
Platinum $999 No extra fees to us Up to 50 or the MLS maximum Phone and email

SHOWCASE is for sellers who want MLS exposure and will handle the rest. It runs for 6 months and includes a yard sign with your number, a printable flyer, ShowingTime, and the contracts and disclosures you'll need. You'll need to be comfortable with contracts, negotiation, the option period and closing with the title company.

Full Service and Platinum run until sold, and the office handles every part of the sale. Before you list, you get a market analysis and a marketing plan. When an offer comes in, the office reviews the contract with you page by page, estimates your net proceeds and negotiates with the buyer's agent. Platinum also covers the repair discussion after inspection and a review of your closing statement with the title company, with nothing extra due to us at closing.

Alabama Closing Costs and Paperwork in Birmingham

  • Deed tax: Alabama's deed tax is 50 cents for each $500 of value, paid when the deed is recorded with the probate judge (Code of Alabama 40-22-1). Value covered by a mortgage on which mortgage tax was paid isn't taxed again. Your contract and the title company sort out who pays what.
  • Buyer's agent pay: This is negotiable, and it's separate from your flat fee. Since the NAR settlement it isn't shown on the MLS, so it usually comes up in the buyer's offer.
  • Seller disclosure: Alabama generally follows "buyer beware" for used homes, but you still have to answer direct questions truthfully and disclose known health or safety defects that a buyer couldn't easily see.
  • Pre-1978 homes: If your home was built before 1978, you'll need the federal lead-based paint disclosure.

Birmingham Flat Fee MLS FAQs

Is my Birmingham listing on the same MLS that big brokerages use?

Yes. Tracy enters it on the Greater Alabama MLS, the same system Birmingham-area agents use for their own listings. It isn't a separate "flat fee" database.

Which costs less for a Birmingham home, Full Service or Platinum?

Full Service is $349 plus 0.5% at closing, and Platinum is $999 with nothing extra due to us at closing. On any sale above $130,000, Platinum costs less in total.

Can I sell to a buyer I find myself?

Yes. Buyer leads that come to the office are forwarded to you, and you can deal directly with a buyer who doesn't have an agent.

How do I check the broker's license?

Search the Alabama Real Estate Commission's online license lookup for Tracy Hood or Amerisell Realty. Amerisell Realty is also listed on LiveInAlabama.com, the Greater Alabama MLS site.
