Flat Fee MLS Listing in Mobile, Alabama

Agents in Mobile list and search on the Gulf Coast Multiple Listing Service (GCMLS), the MLS owned by the Mobile Area Association of REALTORS®. Flat Fee Group lists Mobile-side homes on that MLS through Tracy Hood of Amerisell Realty (Alabama license 84479-1). Tracy is an Alabama broker/REALTOR® and a direct member of the board. You get a regular MLS listing that local agents see in their own system, and you pay a flat fee instead of a percentage listing commission.

Mobile vs. Baldwin County: Two Different Boards

The 2020 Census counted 187,041 people in the City of Mobile, according to the City of Huntsville's census summary. The bay splits the local real estate market in two. Mobile-side homes go on the Gulf Coast MLS. Gulf Shores, Orange Beach, Foley, Fairhope, Daphne and Spanish Fort are usually on the Baldwin REALTORS® MLS, which calls itself the local association and MLS for more than 3,000 REALTORS® in Baldwin County. Tracy is a member of both, so every home goes on the board whose agents work that area.

  • Mobile-side MLS: Gulf Coast Multiple Listing Service, a corporation wholly owned by the Mobile Area Association of REALTORS®.
  • Eastern Shore and beaches: Baldwin REALTORS® MLS.
  • Mobile County cities on our coverage list: Mobile, Saraland and Prichard.

Coastal Items Buyers Ask About

On the Gulf Coast, a buyer's insurance cost can depend on the flood zone and the roof. Having those answers ready before you list helps keep a sale on track.

  • Flood zone: Look up your address on FEMA's Flood Map Service Center (msc.fema.gov) so you know your flood zone before buyers ask.
  • FORTIFIED roof: Alabama's Strengthen Alabama Homes program covers FORTIFIED roof standards and Alabama insurance discounts. If your home has a FORTIFIED certificate, keep a copy ready for buyers and their insurance agents.
  • Known defects: Alabama generally follows "caveat emptor" for used homes. Even so, answer a buyer's direct questions about past water or storm damage honestly, and disclose known health or safety defects a buyer couldn't easily see.
  • Older homes: If your home was built before 1978, federal law requires a lead-based paint disclosure.

Platinum also covers the repair discussion after inspection and a review of your closing statement before you sign.

Closing a Sale in Mobile

  • Closing: On SHOWCASE, you handle the closing with the title company yourself. On Platinum, the office reviews your closing statement to make sure everything is accurate.
  • Deed tax: Alabama charges 50 cents per $500 of value when the deed is recorded with the probate judge (Code of Alabama 40-22-1). The contract says who pays it.
  • Agency form: The Alabama Real Estate Commission's Real Estate Brokerage Services Disclosure explains who represents whom. Licensees must give you a copy.
  • Buyer's agent pay: This is negotiable, it isn't advertised on the MLS, and it's separate from your flat fee.

Mobile Flat Fee MLS FAQs

My home is in Daphne. Is that the Mobile MLS?

Usually not. Daphne, Fairhope, Spanish Fort and the beach towns are generally on the Baldwin REALTORS® MLS. Tracy is a member of that board too, so tell the office your address and it will be entered on the right one.

How fast do I get a sign and lockbox?

Your sign and lockbox (on plans that include one) arrive within 5 days of ordering.

Can buyers contact me directly?

Yes. Phone and email leads that come to the office are forwarded to you, and you can deal directly with an unrepresented buyer without paying a buyer's agent.

Can I cancel before it sells?

Yes. You can cancel at any time, for any reason, unless your home is under contract.
