Flat Fee MLS Listing in Huntsville, Alabama

If you're selling in Huntsville, Madison, Athens or Decatur, the agents bringing buyers are searching ValleyMLS, the North Alabama multiple listing service. Through Flat Fee Group, your home goes on ValleyMLS through Tracy Hood of Amerisell Realty (Alabama license 84479-1). Tracy is an Alabama broker/REALTOR® and a direct member of ValleyMLS. You pay a flat fee instead of a percentage listing commission, and you decide how much help you want.

Flat Fee Group isn't a referral website that sells your listing to whichever broker will take it. You can call Tracy at 256-627-6609 before you order and ask about your home.

Huntsville's Market and Why ValleyMLS Matters

Huntsville is now Alabama's most populous city. The City of Huntsville reports a 2020 Census population of 215,006, which is 19.4 percent more than in 2010. Madison County had 388,153 residents and neighboring Limestone County had 103,570. A Huntsville home belongs on ValleyMLS, not the Birmingham board, so local buyer's agents see it in the system they use every day.

  • MLS: ValleyMLS. Agents join it through the Huntsville Area Association of REALTORS® (HAAR).
  • Public home search: ValleyMLS.com.
  • Local market data: HAAR publishes monthly "Fast Stats" North Alabama housing reports built from ValleyMLS data, plus a weekly Madison County market update. Check the latest one before you set your price.
  • Nearby cities Tracy lists on ValleyMLS: Madison, Athens and Decatur.
  • Relocation buyers: Redstone Arsenal is in Huntsville, and buyers moving in from out of town often shop online first. Complete MLS details and good photos make a big difference to them.

Alabama Basics Huntsville Sellers Should Know

  • Disclosure: For used homes, Alabama generally follows "caveat emptor" (buyer beware), and sellers usually don't have to fill out a general disclosure form. Courts do make exceptions, for example when a buyer asks a direct question, or when a known defect affects health or safety and isn't easy to see. Answer every buyer question honestly.
  • Lead paint: If your home was built before 1978, federal law requires a lead-based paint disclosure.
  • Agency form: The Alabama Real Estate Commission requires licensees to give you its Real Estate Brokerage Services Disclosure, which explains the difference between single agents, dual agents and transaction facilitators.
  • Deed tax: When the deed is recorded with the probate judge, Alabama charges 50 cents for each $500 of value (Code of Alabama 40-22-1). Your purchase contract says who pays it.

Huntsville Flat Fee MLS FAQs

Will my Huntsville home be listed on ValleyMLS or the Birmingham MLS?

ValleyMLS. That's the North Alabama board Huntsville, Madison, Athens and Decatur agents search. Tracy is also a member of the Greater Alabama MLS in Birmingham, so a home in that area goes there instead. Tell the office your address and it will be entered on the right board.

Do I have to offer a commission to the buyer's agent?

That's your decision. Since the NAR settlement, buyer's agent compensation can't be advertised on the MLS. You can offer it, decline it, or negotiate it if a buyer asks for it in an offer.

Can I cancel my listing?

Yes. You can cancel at any time, for any reason, unless your home is under contract. The MLS doesn't allow a listing to be cancelled while it's under contract.

Can I list a Huntsville rental instead of selling?

Yes. Alabama plans can be used to list a property for sale or for rent. Call 256-627-6609 to talk through which plan fits a rental.
