Houzeo is a well-known national flat fee MLS website, and it holds a brokerage license in Alabama. Flat Fee Group works differently. In Alabama, you list directly with licensed broker Tracy Hood of Amerisell Realty (license 84479-1, licensed since 2008), whose office enters your home on the MLS. Nobody takes your order and passes it to another company. Below are the facts side by side, so you can pick the option that fits how you want to sell.

How each company works

Houzeo describes itself in its Terms of Use as "a technology platform connecting consumers with licensed real estate brokers." The same terms say Houzeo "does not provide brokerage services or act as a real estate broker" and that "all brokerage activities are performed solely by licensed brokers in their respective states." Houzeo Corp. lists an Alabama brokerage license (No. 000157023-0) in its site footer, and its terms say its brokerage entities "may receive referral fees, but only as permitted by law." (As listed on houzeo.com/terms-of-use, checked October 2026.)

Flat Fee Group is a national co-op of direct flat-fee MLS brokers, with one licensed broker per state. In Alabama that broker is Tracy Hood. Amerisell Realty is a direct member of six Alabama MLS boards: Huntsville (ValleyMLS), Birmingham (Greater Alabama MLS), Montgomery, Mobile, Gulf Shores/Baldwin, and Florence/Muscle Shoals. Your listing agreement is with Tracy's office, and the office you call is the one that controls your MLS listing.

Houzeo prices and terms are as listed on houzeo.com/pricing, checked October 2026. That page shows national pricing and says "services and pricing may vary" and "not all plans [are] available in all markets," so confirm current Alabama pricing with Houzeo. Any buyer's agent compensation you agree to is separate in every case.

What the price difference looks like on a $300,000 home

Both companies charge something upfront, and some plans add a percentage at closing, so compare the total. Using Houzeo's prices as listed on houzeo.com/pricing, checked October 2026:

  • Entry level: Houzeo Bronze and Flat Fee Group SHOWCASE are both $399 with nothing due at closing.
  • Mid tier: Houzeo Silver is $449 + $1,500 = $1,949. Flat Fee Group Full Service is $349 + $1,500 = $1,849.
  • Broker help: Houzeo Gold is $479 + $3,000 = $3,479, and Houzeo Platinum is $499 + $3,750 = $4,249. Flat Fee Group Platinum is $999, with nothing more owed to us at closing.

Plan features are not identical, so read each plan's current details before you choose.

What the differences mean for you

One point of contact. With a platform, you may deal with a support team, a listing broker, and a separate point of contact. Houzeo's pricing notes describe a broker's point of contact who helps "communicate between the broker, buyer agent, and the closing agent." With Flat Fee Group, you work with Tracy's office from your first question through closing.

Listing changes. Price, photo and status changes go straight to the broker who controls your MLS listing, with no hand-off between companies.

Cancellation fine print. As listed on the Houzeo Help Center, checked October 2026, Houzeo also describes a 180-day broker protection period after cancellation. Read any listing agreement before you sign it.

Where Houzeo is strong

Houzeo offers several plan levels from one national website, from a basic MLS listing up to a "virtual full service" plan. If you want to order and manage everything online, it's worth a look. If you would rather work directly with a licensed Alabama broker you can call, Flat Fee Group is built for that.
