Flat Fee MLS Listing in Montgomery and the River Region

Agents in Montgomery, Prattville, Millbrook, Wetumpka and Pike Road search the MLS of the Montgomery Area Association of REALTORS® (MAAR). Flat Fee Group lists River Region homes on that board through Tracy Hood of Amerisell Realty (Alabama license 84479-1). Tracy is a direct member of the Montgomery board, not a referral company. You get a normal MLS listing that local agents can see, and you pay a flat fee instead of a percentage listing commission.

The Montgomery Market and the MAAR MLS

The 2020 Census counted 200,603 people in the City of Montgomery, according to the City of Huntsville's census summary. Montgomery-area listings aren't on the Birmingham MLS. The River Region has its own board, and its public website, ALAMLS.com, calls the association "the source of the River Region real estate needs."

  • MLS: Montgomery Area Association of REALTORS® MLS (MAAR/MLS).
  • Public home search: ALAMLS.com, which has property search, open house listings and a Market Statistics section you can check before you price.
  • Amerisell Realty on the board: Amerisell Realty has a company page in ALAMLS.com's "Find a Company" directory. You can see it there before you sign anything.
  • River Region cities Tracy covers: Montgomery, Prattville, Millbrook, Wetumpka and Pike Road.

Not every listing site that advertises "Montgomery flat fee MLS" is a member of this board. Some take your order and pass it to someone else. Ask any company you're considering which Montgomery board it belongs to, and check that board's directory.

Alabama Paperwork for Montgomery Sellers

  • Brokerage services disclosure: The Alabama Real Estate Commission requires every licensee to sign, date and give you a copy of its Real Estate Brokerage Services Disclosure. The form explains single agency, dual agency and transaction facilitators. Your signature isn't legally required, but you should read the form so you know who represents whom.
  • Seller disclosure: Alabama generally follows "caveat emptor" for used homes. Sellers can still be liable for hiding known defects that affect health or safety, or for misleading answers to a buyer's direct questions.
  • Lead paint: Homes built before 1978 need the federal lead-based paint disclosure.
  • Recording: The deed is recorded with the county probate judge, and Alabama's deed tax is 50 cents per $500 of value (Code of Alabama 40-22-1).

Montgomery Flat Fee MLS FAQs

Is the Montgomery MLS the same as the Birmingham MLS?

No. Montgomery and the River Region use the Montgomery Area Association of REALTORS® MLS, which runs ALAMLS.com. Birmingham uses the Greater Alabama MLS. Tracy belongs to both boards and enters each home on the one its local agents search.

Can I cancel if my plans change?

Yes. You can cancel at any time, for any reason, as long as your home isn't under contract.

Who schedules showings on SHOWCASE?

Agents request a time through ShowingTime, and you get an email, text or app alert to approve it. Agents don't see the lockbox information until they've scheduled a showing.

Do I need to pay a buyer's agent in Montgomery?

It's your choice. Buyer's agent compensation is negotiable, it isn't advertised on the MLS, and it's separate from your flat fee.
