A flat fee MLS listing puts your Alabama home on the same Multiple Listing Service that traditional agents use, without paying a traditional listing commission. You pay a set fee to a licensed broker, the broker enters your listing, and you choose how much of the selling work you want help with. With Flat Fee Group, your Alabama broker is Tracy Hood of Amerisell Realty (license 84479-1, licensed since 2008), and plans cost $399, $349 plus 0.5% at closing, or $999. This page explains what each plan includes and how the total compares with a percentage commission.

What "flat fee MLS" means

Only licensed brokers who participate in an MLS can enter listings. A flat fee MLS broker enters your listing for a set price instead of a percentage of the sale price. Once your home is on the MLS, buyer's agents can find it in their search tools, and the listing feeds to sites such as Realtor.com and Zillow.

Amerisell Realty is a direct member of six Alabama MLS boards: Huntsville (ValleyMLS), Birmingham (Greater Alabama MLS), Montgomery, Mobile, Gulf Shores/Baldwin, and Florence/Muscle Shoals. Flat Fee Group is a national co-op of direct flat-fee MLS brokers, with one licensed broker per state, so your listing is not handed off to another company.

Flat fee vs. a 6% or 3% commission

Here is what each option costs on three sale prices. The commission figures are simple percentages for comparison, not a quote from any Alabama brokerage.

Listing option $200,000 home $300,000 home $400,000 home
Traditional 6% commission $12,000 $18,000 $24,000
3% listing commission $6,000 $9,000 $12,000
SHOWCASE ($399) $399 $399 $399
Full Service ($349 + 0.5%) $349 + $1,000 = $1,349 $349 + $1,500 = $1,849 $349 + $2,000 = $2,349
Platinum ($999) $999 $999 $999

A 6% commission has traditionally covered both the listing agent and the buyer's agent, so the fairest comparison for the listing side alone is the 3% row. On a $300,000 home, Platinum costs $8,001 less than a 3% listing commission, and Full Service costs $7,151 less.

The buyer's agent commission is negotiable

The table above covers the listing side only. After the NAR settlement, buyer's agent compensation is negotiable and is no longer advertised on the MLS. You are not required to offer it. You can offer it up front, decline it, or negotiate it if a buyer asks for it in an offer. Whatever you agree to is a separate cost from your flat fee. You will also have normal seller closing costs handled by the title company.

Choosing a plan

  • SHOWCASE ($399) fits sellers who are comfortable with contracts, negotiations, the inspection period and closing. Help on a contract is available for an extra fee.
  • Full Service ($349 + 0.5%) gives you broker help with pricing, offers and negotiations, with most of the cost due only when the home sells.
  • Platinum ($999) is full service with nothing extra owed to us at closing. On any home that sells for more than $130,000, Platinum costs less in total than Full Service.

How the process works

  • Choose a plan and order online.
  • Follow the simple online listing steps and send your photos and details.
  • Receive your sign (and lockbox on plans that include one) within 5 days of ordering.
  • Your listing goes on the MLS and feeds to sites including Zillow.
  • Buyer's agents schedule showings through ShowingTime, and you approve each one.
