The compliance fee is paid by all sellers out of their proceeds at closing. This fee is to make sure we can continue to offer our low fee listing services while providing excellent service, which we have been doing for 25 years.
This fee helps cover always increasing MLS and association fees. The fee also cover the “behind the scenes” work we have to do to remain compliant with all state and national real estate regulations. We believe we offer more for your money than any other Micigan flat fee service. Keep in mind too, we are the direct lister / member of the mls, NOT a referral company like most that advertise on the web. They may not even be a real estate company. They take your money then "Refer" you to a broker that may or may not even be a member of the mls... They provide little service, take your buyer leads & many have complaints. If you find any other Michigan flat fee listing service that offers more for less we will beat their package by $25.

The "Coming Soon" feature is fairly new to the mls. When we input your listing and save it as "Coming Soon", agents see this. It usually generates more interest with agents trying to book showings the day the listing goes live so does seem to help. Note: This feature only allows us to do the "Coming soon" feature with 3 days of going live. So, you can't do "Coming soon" like a week or two down the road. NOTE: Not all mls's have this feature in the state, if available we will add it for you.
ShowingTime is a module within the mls that Realtors prefer to us to schedule showings. Here's how it works:
1. The Realtor / buyers agent searches and finds a listing then they see a little "Showing Time" icon.
2. They click the little icon and a box pops up to request a date / time to show your home.
3. We input your name, phone / email into showing time.
So, when the agent wants to see a home you automatically get and email / text or app on your phone so you can see and approve of the showing! It's super easy and convenient. NOTE: The agents do not see lockbox info until they schedule a showing.
