Flat Fee Group Michigan — NGLRMLS (Traverse City to Mt. Pleasant)

This page is for sellers on NGLRMLS — Northern Great Lakes REALTORS MLS (nglrmls.com). That board runs across most of northern Michigan: Traverse City, Cheboygan, Cadillac, Mt. Pleasant, and the towns in between.

Flat Fee Group’s Michigan broker is Kermath Realty LLC. I’m Jeff Kermath. Licensed Michigan broker for 30 years. Broker license #650533406. Verify the license with the State of Michigan.

I enter the listing. It is not passed to a call center or a “we’ll assign someone” website. I want to know the house so the MLS remarks and the file are right. Limited service or full service — same choice you’d have with a traditional office, at a flat fee.

There is no 5–6% listing commission. There is a small MLS compliance fee at closing of 0.1% or 0.25%, depending on the plan you pick.

Once it is on NGLRMLS it feeds Zillow, Realtor.com, Homes.com, Redfin, and the rest of the usual sites. Areas we use this board for: Traverse City, Williamsburg, Suttons Bay, Interlochen, Kalkaska, Bellaire, Cheboygan, Gaylord, Cadillac, Manistee, Frankfort, Mt. Pleasant, Clare, and West Branch.

Why list flat fee on NGLRMLS

  • Same MLS the Traverse City and Cheboygan offices already search
  • Flat fee instead of a listing percentage
  • You run showings and the deal
  • Syndication off the MLS
  • Direct broker listing — not a referral company

FAQ

Can I put a northern Michigan home on NGLRMLS for a flat fee?
Yes. I input it on NGLRMLS — the system agents use from Traverse City through Cheboygan and down to Mt. Pleasant.

Is the listing different from a traditional Traverse City agent?
No. It is the same MLS listing. You keep more equity because you paid a flat fee, not a listing percentage. You can sell by owner and skip a buyer-agent fee. If a buyer’s agent brings the buyer, they usually want 2–3%, worked out when the offer arrives.

How soon is it live?
Typically within 24 hours of paperwork and photos.

Zillow and Realtor.com?
Yes, from the MLS feed.
